Cluttons established offices in South Africa in 2000 and has been a successful business priding ourselves with a commitment to providing professional service with honesty, integrity and enthusiasm as well as maintaining the highest ethical standards.

We provide property sales and lettings as well as advice on property acquisitions for developments. We also have a strong history of working with developers for new residential off - plan sales.

Selling

Cluttons believe in an informed approach to the marketing and selling of a property. We use the latest tools such as CMA, Deeds Search, My Agent and Prop-Stats in order to determine the appropriate marketing price for a property with a comprehensive comparative market analysis.

The assigned Cluttons sales consultant will research the market and pricing before a full marketing and advertising plan is created in order to reach the correct target market. In addition the our website www.cluttons.co.za we also advertise in the Cape Argus corporate and A/Z, use new release flyers, Email information packs, showday brochures, window displays and our International referral network.

We liaise extensively with the conveyancers ensuring all documentation is forwarded in a timely manner and also obtain the deposits, FICA documentation, beetle and electrical certificates and follow up on any suspensive conditions where applicable.

Buying

Our comprehensive International and local marketing ensures that we have a large stock of different types of properties in various price ranges available. Our websites, network of agencies and cooperation within the property industry enable prospective buyers to have a large choice when choosing their property investment.

Our offer to purchase contracts are up to date with the latest legislation regarding property transactions to ensure that both the buyer and seller are protected according to law. Cluttons agents are certified by the Estate Agencies Affairs Board and are currently undergoing the training programmes as set out by the board for the new certifications required by 2012. This ensures that the highest standards for our agents are maintained.
